One County, a Dozen Different Markets.

Sonoma County is not one market. It is a luxury Wine Country town, a river-canyon full of vacation rentals, a working apple-and-orchard west county, a valley of vineyard estates, and the largest city north of the Golden Gate, all inside an hour's drive. That range is the whole appeal: whatever you are looking for, from a walkable downtown condo to a hilltop estate on ten acres, it exists here at some price. It also means the right move depends entirely on which corner of the county fits your life, and the numbers behind each one look very different.

At BruingtonHargreaves, we are ranked the No. 2 team in Sonoma County (RealTrends 2025), and No. 1 in Healdsburg, with $232 million sold over the last three years. We are not a national brand parachuting into Sonoma County. Jonathan Bruington grew up in Sonoma County real estate, with family roots in local development, financing, and sales, and has been hands-on in dozens of renovation and construction projects across the area. David Hargreaves helped build one of the county's top teams within three years of moving here, and brings a digital-marketing background that puts your home in front of more of the right buyers. W Real Estate is consistently voted the No. 1 brokerage in Sonoma County and averages achieving 100.4% of list price, 2.5% higher than any other brokerage in the county.

THE MARKET · 2026

COUNTYWIDE, IT IS A SELLER'S MARKET AGAIN

Sonoma County as a whole is tight right now. Inventory sits at 3.1 months, well under the six that signals a balanced market; the median sold price is up about 3% year over year to $785K; and homes are averaging 101% of list, meaning the typical sale is now closing over asking, in around 50 days. That is the countywide average, and averages hide a lot here. The top of the market in a town like Healdsburg still gives buyers real room, while entry-level homes and the Santa Rosa market move fastest of all. Where you are looking changes the math, which is why the town guides matter.

At 3.1 months of supply and 101% of list, the county as a whole now favours sellers, and buyers who come prepared. The way to win here is not to wait for prices to fall. It is to be pre-approved, clear on your target towns, and ready to move when the right home appears.

LIFE IN SONOMA

" Why People Trade the City For This.

Sonoma County is where world-class food and wine meet real outdoor life and a slower pace, an hour from San Francisco. You can taste at a Michelin-starred restaurant, ride some of the best cycling roads in the country, and be at the coast by mid-afternoon, without giving up an airport, hospitals, or a SMART train line home.

Buying a Vacation Rental in Sonoma County? Read This First.

Short-term rental rules vary widely across the county, from strict inside most city limits to workable in specific unincorporated areas, with the Russian River communities among the strongest. Where you buy determines what you can legally operate, so the parcel and its permit category matter as much as the house. We transact roughly $25 million a year in vacation rental property across the county and know these rules cold.
