Santa Rosa is the deepest, most active market in Sonoma County, which is good news and a warning at the same time. Good news, because there are more buyers here than anywhere else in the county, across more price points. Pricing to the last three months of real sales in your specific neighbourhood is everything.

Right now the backdrop favours you. Demand is running about 16% ahead of last year, supply is tight at just 2.5 months against the six that marks a balanced market, and well-presented homes are closing at 99% of list in roughly 50 days. But Santa Rosa's depth cuts both ways: because there are more recent sales here than anywhere in the county, buyers price your home against real comparables. Sellers who come in aligned with those sales are transacting quickly and at ask. Sellers who start high are the ones still sitting.
