Every year I take a step back and look at which content is getting most views as well as survey my database to get more ideas for content for the coming year. I am lucky to get a lot of great feedback about my blogs and having just started doing regular videos I have had a lot of nice comments about them (most people just being polite I am sure) but I do appreciate the encouragement to keep creating the content as it is time consuming alongside working with a lot of great clients
I thought I would share some of the results and great ideas for content as we move into 2023.

I have taken a look at the number of views of content on my website and have shared below the most frequently viewed content over the past year with a total of nearly 75,000 views:

I did want to thank the nearly 100 people that took part in the survey (even the half dozen other realtors!). It was super interesting to get a sense of the type of blogs and videos that people want to see more of. The most frequently requested content was market updates and trends which perhaps I was surprised at but I have now set up a feed on my website where at any moment in time you can get the latest market trend data for a number of areas including Healdsburg, Sonoma, Sebastopol, Russian River and Santa Rosa. What's New For 2023
I was excited to see lots of suggestions for new content for both my videos and blogs. There were so many great ideas for content so I will definitely be busy in 2023. There were definitely a couple of themes that came out of the survey. The first one was to start interviewing local people for my YouTube channel which I am super excited about. There was a wide range of people suggested but overall they could be categorized as either local business people from farmers market stall owners to restaurants, wineries and interior designers. There were quite a few suggestions for interviewing local city and county officials talking about various projects such as the South entry plan for Healdsburg or the head of Healdsburg Community Events as well as county officials about various subjects covering vacation rental rules and building regulations.
There were also some great suggestions for what I would call "Home Guides". The biggest two categories for homes guides were either covering a specific neighborhood such as the 55+ community or else guides to improving your home with a lot of suggestions around home improvements that relate to sustainability and climate change. Here are some of the ideas that jumped out at me which you can expect to see over the coming months:
1. Top 10 capital improvements for increasing your home value
2. Making your home more sustainable
3. ADUs including building rules, planning, costs and ROI
4. Trends to reduce water consumption in both urban and agricultural environments
5. What's it like to retire in Healdsburg
In Summary
It's been fun looking at what content people find most valuable and of course it's nice to get great feedback. Every now and again, providing this content comes back to bite me because I know other realtors use this content to help them get answers for their clients which does make me smile. However, I also know that so many of my clients really value the expertise that I have been able to bring to the table. As we move into next year, I am particularly excited to team up with Jonathan Bruington because he knows so much about many subject I am much less familiar with such as working with investors and having grown up in Shiloh Estates next to Mayacama he knows more about that community than anyone else I know. It will be exciting to get to share his wealth of knowledge with everyone.
