Moving to Healdsburg means trading Bay Area pace for a town of about 11,000 people built around a historic Plaza, with world-class restaurants, 80-plus surrounding wineries and a community that is unusually easy to join. It also means paying Wine Country prices: homes in Healdsburg sold for a median of about $1.2 million over the past year, and the town has far less inventory than buyers from bigger markets expect. Here is what life here actually looks like, from someone who bought a second home in Healdsburg, moved downtown full-time from Marin, and now lives in Dry Creek Valley.
Healdsburg has changed fast. For decades it was a quiet agricultural town of fruit orchards and lumber mills. Today Travel & Leisure calls it "The Jewel of California Wine Country," with more than 30 tasting rooms downtown alone. The buyer mix has shifted with it: in 2024, 61% of Healdsburg home purchases were by people planning to live here part-time or as an investment, up from 37% in 2019.
Where Healdsburg Is and How Far It Is From San Francisco
Healdsburg sits in northern Sonoma County (the county, not the city of Sonoma, which is 45 minutes south), where the Dry Creek, Alexander and Russian River valleys meet. There is one ZIP code for the whole town: 95448.
The realistic travel times:
- Golden Gate Bridge: about 60 minutes
- Downtown San Francisco: 75-90 minutes off-peak, and more at rush hour
- SFO: allow two hours, or take the hourly Airport Express bus with WiFi
- Sonoma County Airport (STS): 10 minutes, with direct flights to a handful of West Coast and Southwest cities. One regular flyer told us it is "more like catching a bus than flying"
- Santa Rosa, for major shopping and hospitals: 15 minutes
Daily commuting to San Francisco does not work for most people. What does work is the pattern we see again and again: two days a week in a Bay Area office, sometimes with a small city apartment for those nights. The SMART train already runs to Windsor, 10 minutes south, and the Healdsburg extension is now under way, with the downtown station currently targeted to open in late 2028. Expect about 90 minutes to the Larkspur Ferry once it opens: better for a Giants game or a show than for a daily commute.
What the Healdsburg Housing Market Looks Like Right Now
Local MLS data for Healdsburg from October 2025 to September 2026 tells a more useful story than a single median:
- 175 homes sold in 12 months, about 15 a month
- 330 new listings in the same period, nearly two for every sale
- Median sold price averaged about $1.2 million; average price per square foot was about $784
- Homes sold for about 95% of their final list price, but only about 91% of their original list price
- Average days on market: 91
- Average months of inventory: 7.5. Around six months is usually considered balanced, so buyers have had the edge
Three things stand out to me. First, the median asking price of active listings sits around $2.05 million, while the median sold price is about $1.2 million. The homes that sell are not the homes that sit; overpriced luxury listings make the market look more expensive than it is. Second, inventory is intensely seasonal. In January 2026 there were only 50 homes for sale; by August there were 139, after a burst of 53 new listings in March. Spring and summer give you choice, winter gives you leverage. Third, compared with the same quarter a year earlier, July to September 2026 had about 21% more homes for sale and 17% fewer sales, while price per square foot still rose about 5%. Buyers have more room to negotiate, but values are not falling.
For context, Healdsburg's median was about $681,000 in 2013. It is still well below premium Bay Area towns like Mill Valley, where medians run around $2.3 million.
Healdsburg Neighborhoods and Price Ranges
Healdsburg does not break neatly into subdivisions. The real decision is whether you want to walk to dinner or look out at vineyards. For a deeper street-by-street breakdown, see our Healdsburg neighborhood guide.
- Historic South Side: Tucker and Haydon Streets, with wide tree-lined streets, early-1900s Victorians and lots of 12,000 square feet or more. A 10-minute stroll to dinner at Barndiva. Premium pricing, and it rarely comes up
- Northern downtown: Johnson, Prince, Lincoln and Brown Streets. Smaller lots, the same front-porch charm, walking distance to the Plaza and more attainable prices
- The Lanes (Josephine and Florence): quieter, tree-lined and about a 15-minute walk to the Plaza
- Midtown, between Powell and March Avenues: many options from $800,000 to $1.5 million, a mix of tract and custom homes. At the north end, Fitch Mountain Villas has a pool, pickleball and an active community, with the best units in the $600,000 to $1.1 million range
- Fitch Mountain: some of the most accessible single-family homes in town, mostly $1.2 to $1.8 million, but expect winding roads, steep driveways and fire-zone designations that affect insurance. Read our guide to the California home insurance crisis before you make an offer
- Parkland Farms: newer construction on the north side, popular with families
- Downtown condos and resort living: the Mill District offers lock-and-leave condos near the Plaza, with recent luxury sales up to $7.8 million. The Montage Residences on the north end start at about $5 million with hotel-style services
- Rural estates: Dry Creek Valley, Westside Road, Alexander Valley and Chiquita Road. Estate homes generally run $2 million to $5 million and beyond, with vineyard views and room to breathe, 5 to 20 minutes from the Plaza
Many people start in one area and move to another. As one recent transplant told us: "We bought thinking we wanted rural solitude, but discovered we craved the community connection of downtown life." I did the reverse.
Cost of Living Beyond the Mortgage
Housing dominates the budget, but a few local quirks matter:
- Electricity: Healdsburg runs its own utility, and rates are about 47% below PG&E. Around 60% of the power comes from sustainable sources, including one of the country's largest floating solar arrays
- Water and sewer: these have climbed sharply, with water charges rising 48% in stages through July 2026 and wastewater up 53% since early 2022
- Property taxes: California's Prop 13 sets a 1% base rate on your purchase price, and local bonds and assessments add to it. Check the actual tax bill for any parcel you consider
- Groceries: Big John's Market is excellent and priced accordingly; Safeway handles the everyday basics. A quick downtown errand rarely comes in under $50
- Internet: downtown has Sonic fiber; rural properties increasingly rely on Starlink, which we have seen test above 170 Mbps
What Daily Life Is Really Like
Healdsburg runs at a slower tempo than San Francisco, and the social side surprises people most. One couple who moved from Pacific Heights told us: "We've made more friends in two years here than in seven years in San Francisco." The Plaza is the town's living room: free Tuesday night summer concerts draw 500-plus people, the Saturday farmers market has 50-plus vendors, and the calendar fills with the Fourth of July parade, the Jazz Festival, the tree lighting and the Food and Wine Festival.
The food is extraordinary for a town this size. SingleThread holds three Michelin stars (and costs north of $1,000 per person). Bravas, Little Saint, Lo & Behold and Barndiva cover the middle ground. For everyday eating, Troubadour does $20 sandwiches, El Farolito and El Sombrero handle a cheap Mexican lunch, and Healdsburger and Iggy's do burgers. The trade-offs: most kitchens close by 9 p.m., Monday and Tuesday options are thin, weekend summer reservations need planning, and casual and Asian food are still gaps.
Outdoors, West Dry Creek Road is one of the best cycling roads in California, with rides from gentle 25-mile valley loops to 3,000-foot climbs. Lake Sonoma, 40 minutes north, has more than 40 miles of hiking and mountain biking trails, the Russian River runs through town and the coast near Jenner is 40 minutes west. There is also a nine-hole golf course, with Mayacama nearby.
The climate is not San Francisco's. Summer highs regularly hit 100 degrees, winter mornings drop to freezing, and the seasons are distinct. The harvest season from late summer through October also brings visitors, traffic and full restaurants, so visit in both October and February before you decide.
Healthcare, Retirement and Families
Healdsburg has its own hospital for basic and emergency care, with major Kaiser and Sutter facilities 15 minutes away in Santa Rosa. UCSF and Marin General are within about 90 minutes. Specialists are fewer than in the city, so plan ahead.
For retirees, Healdsburg offers two very different 55-plus options. Rivers Bend, a mile from the Plaza, has three neighborhoods, each with its own clubhouse and pool, river trail access and homes roughly in the $600,000 to $1.2 million range. Enso Village, developed with the San Francisco Zen Center, offers a continuum of care from independent living to memory care. Our guide to retiring to Healdsburg covers both in detail.
Families find daycare cheaper than San Francisco (about $1,800 a month versus $2,500) but harder to get, and a local moms' Facebook group with 600-plus members is the best resource for newcomers.
How to Test-Drive Healdsburg Before You Buy
The smoothest moves start three to six months out. Rent a short-term rental for a week or two rather than a weekend in a hotel, ideally once in peak season and once in winter. Walk the neighborhoods at different times of day, drive your Bay Area route at the hours you would actually travel, and go to a Tuesday concert and a Saturday market.
