Condo and townhome prices around the Windsor Town Green have reset. The median sold price fell 25%, from $640,000 in 2024 to $480,000 in 2026, and the average price per square foot dropped from $403 to $306. For buyers, that makes the Town Green one of the most affordable ways to live within walking distance of a real downtown in Sonoma County. For owners, it means pricing to today's comps, not 2024's.
We looked at all 25 closed condo and townhome sales on Johnson St, Emily Rose Cir and McClelland Dr from February 2024 to October 2026, using BAREIS MLS data. Here is what they tell us.
The numbers at a glance
Across all 25 sales, the median sold price was $585,000 and the average price per square foot was $347. Homes sold for 95.6% of their original list price on average and spent 68 days on market.
The year-by-year trend is clear. In 2024, nine homes sold at a median of $640,000, after 51 days on market and at 97.5% of original list. In 2025, seven sold at a median of $569,000, after 87 days and at 92.0%. In 2026 so far, nine have sold at a median of $480,000, after 69 days and at 96.4%.

2025 was the hardest year for sellers
Six of the seven sellers in 2025 cut their price. Sales closed at 92.0% of original list after almost three months on market. Sellers were still anchored to 2024 prices, and buyers would not pay them.
In 2026 sellers adjusted. Only two of nine cut their price, three sold over asking, and the average climbed back to 96.4% of original list. Prices are lower, but homes priced to the market are selling again.
Same building, same floor plan, $149,000 apart
The cleanest comparison in the data is 194 and 202 Johnson St. Both are 1,183 sq ft, 2-bed, 2-bath top-floor flats with a garage and a deck. 194 Johnson sold for $629,000 in June 2024, or $532 per sq ft, with HOA dues of $590 a month. 202 Johnson sold for $480,000 in March 2026, or $406 per sq ft, with dues of $697.
That is 23.7% lower in under two years. The 2026 listing called it "the best value going on the green," and it sold just over its $474,999 asking price in 42 days.
Rising HOA dues are part of the story
HOA dues around the Green are climbing. 19 Johnson St listed dues of $498 a month when it sold in 2024 and $652 when it sold again in 2026, a 31% rise. Every extra dollar of monthly dues cuts what a buyer can afford to pay for the home itself.
472 Emily Rose Cir shows how this plays out. It is one of the most upgraded units in the set, with quartz counters, an induction cooktop and custom built-ins. It listed at $639,000, sat for 152 days and sold for $514,000, or 80.4% of original list. That was $206,000 below its 2022 sale price, even with dues of $741 a month after a $111 cut.
The long view for owners
Over the long run, Town Green owners have still done well. 19 Johnson St sold for $225,000 in 2009, $470,000 in 2019, $545,000 in 2024 and $480,000 in 2026. Today's prices sit close to 2019 levels, which is painful for anyone who bought at the 2022 to 2024 peak but still a solid gain for longer-term owners.

What is on the market now
As of October 14, 2026, two homes are active: 180 Johnson St at $499,000 and 1049 McClelland Dr at $519,000. Both have been reduced and on the market for more than 120 days. 191 Johnson St is contingent at $555,000, down from its $665,000 sale in April 2025, and 1041 McClelland Dr is pending at $550,000.
What this means for buyers
The most recent sale is the most encouraging. 31 Johnson St, a 3-bed, 2.5-bath townhome with fresh paint, new carpet and tandem parking for two cars, was priced at $449,000 and sold for $455,000 in 15 days. At that level, a 3-bed home steps from the Green's summer concerts and farmers market is drawing quick interest again. If you are buying a home in Windsor and want walkability without a single-family price tag, compare the Town Green with the other areas in our Windsor neighborhoods guide, and ask for the HOA budget and reserve study before you write an offer.
What this means for sellers
The gap between 472 Emily Rose (152 days, 80.4% of list) and 31 Johnson (15 days, 101.3% of list) says it all. Price to the 2026 sales, not the 2024 ones, and you are likely to sell quickly and close to asking. Chase the old peak and the market will make you cut anyway, after months of carrying costs.
