With sales volumes in the Russian River up 28% from Jan 21 to Dec 21 compared to the prior year and with the number of new listings only up 15% the market was clearly weighted towards sellers with lots of buyers chasing an ever decreasing supply of homes. As a result prices increased just over 10% as many homes attracted multiple offers driving the sale prices beyond list price. While it may feel like very home sold for over asking, the reality is that, while the average sale price to list price was 104%, there were many homes that sold for under asking price but there were a significant number where 5, 10 even 20 offers, drove the price significantly above asking price.
