The right part of Santa Rosa depends less on the citywide price and more on the exact address. Santa Rosa's median sale price was $716,000 in August 2026, according to Redfin, but neighborhood medians run from about $692,000 in Bennett Valley to $1.35 million in Fountaingrove. Two homes 10 minutes apart can come with different prices, schools, fire risk and rules.
A North Bay lifestyle, not a bargain commute
Santa Rosa sits inside the nine-county Bay Area, but daily life feels different from a San Francisco suburb. SMART's schedule puts the ride from Santa Rosa Downtown to Larkspur at about 69 minutes, and you still need a ferry or bus into the city. It works best as a North Bay life with more space and a slower pace.
One median, five different markets
The citywide number hides a spread of about $660,000. Fountaingrove's median was $1,349,531 in June, while Oakmont ($787,120), Northwest Santa Rosa ($723,745) and Bennett Valley ($692,259) sit close to the citywide figure. A starter home, a hillside estate and a home in a retirement community can land near the same price and still be three very different purchases.
The pace differs just as much. Fountaingrove homes took a median of 73 days to sell, 24 days longer than a year earlier, and only 14.6% sold above list. In Northwest Santa Rosa, homes sold in 33 days and 51.9% went over asking. Buyers have room to negotiate in the hills, while the more affordable flats still draw competing offers.
Rincon Valley, Fountaingrove and the east side
Oak trees, longer driveways and views define the east side. Rincon Valley has long been a family favorite, with larger lots, easy access to Highway 12 and Annadel State Park on the doorstep. The name covers many pockets and home types, so expect prices to shift from one street to the next.
Fountaingrove is Santa Rosa's luxury hillside market. The 2017 fires reshaped the area, so much of the housing is newer, with views and larger properties that are hard to match elsewhere in the city.
Fire risk is an address question
Redfin's wildfire data shows why you can't judge risk by neighborhood name. Fountaingrove, rebuilt after 2017, shows 59% of properties with some wildfire risk over the next 30 years. Oakmont and Bennett Valley show 100%, and Northwest Santa Rosa less than 1%.
Whether you look at Rincon Valley, Fountaingrove, Skyhawk, Annadel Heights or Bennett Valley, do the same homework: check the official fire hazard map for the parcel, get a bindable insurance quote early, review the city's evacuation routes and read the seller's fire disclosures. My guide to home insurance in California covers what to ask.
Northwest, downtown and the West End
Northwest and West Central Santa Rosa are the practical, plug-and-play option, close to Highway 101, the Santa Rosa North SMART station and Coddingtown. This part of the city sits inside active station area planning, so check what is planned around the block you are buying on.
Downtown offers a walkable life around Courthouse Square and Railroad Square, with coffee, dinner and events on foot. Railroad Square and the West End are historic preservation districts, where exterior changes can need a Landmark Alteration Permit. If you plan to renovate an older home, build that permit into your budget and timeline before you close. Highway 101 noise can also change block by block, so visit at rush hour.
Oakmont and the 55+ market
Oakmont Village is an active adult community on the east edge of town, with more than 3,200 homes. Every owner joins the Oakmont Village Association, and 36 separate sub-associations each set their own rules for exterior maintenance. Two Oakmont homes at the same price can carry very different monthly costs and duties.
Oakmont's median of $787,120 sits about $70,000 above the citywide figure, and 29.9% of homes sold above list. Before you tour, confirm the age requirement, get current dues in writing and read the rules for that home's sub-association. If you are weighing Oakmont against other options for retiring in Sonoma County, compare the ownership structure as closely as the price.
Check the school by address
Santa Rosa has more than one school district, and attendance boundaries don't follow neighborhood names. Run the exact address through Santa Rosa City Schools' locator or Rincon Valley Union's finder, then confirm with the district. Charter schools such as Santa Rosa French-American Charter School have their own enrollment process.
