Healdsburg and Santa Rosa sit 15 to 18 miles apart on Highway 101, but they are running two very different housing markets right now. In the third quarter of 2026, the typical Healdsburg home sold for around $1.17 million, while the typical Santa Rosa home sold for around $720,000. The less obvious difference is leverage. Healdsburg buyers have eight months of inventory to choose from, while Santa Rosa buyers are competing over less than three.
Buyers weighing the pros and cons of living in Healdsburg, CA against Santa Rosa often feel they're shopping in two different counties. Your budget, your commute and how you want to spend a Saturday morning will point you one way or the other. The numbers below should help.
Location and Layout of Both Cities
Both cities run along Highway 101 in the North Bay. Santa Rosa is the county seat and the largest city in Sonoma County, with the infrastructure that comes with that. A short drive north is Healdsburg, a much smaller town surrounded by vineyards, farmland and the Russian River.
Because they share the same corridor, residents move between them constantly, for work, for flights and for a Costco run.
Healdsburg vs Santa Rosa Home Prices
The price gap is wide, and it holds up whichever way you measure it. Here's how the two markets compared in Q3 2026 (July to September), based on MLS data:
- Median sold price: about $1.17 million in Healdsburg vs about $720,000 in Santa Rosa
- Price per square foot: $771 in Healdsburg vs $485 in Santa Rosa, a 59% premium
- Median asking price on active listings: about $2.1 million in Healdsburg vs about $796,000 in Santa Rosa
Over the last 12 months, Healdsburg's median sale price averaged about $1.19 million and Santa Rosa's about $728,000. In other words, Healdsburg costs roughly 1.6 times as much as Santa Rosa.
The trend is moving in opposite directions. Healdsburg's median sold price was about 20% higher in Q3 2026 than in Q3 2025, though with only 53 sales in the quarter, a few vineyard estates can move that figure a lot. Price per square foot, a steadier measure, rose about 5%. Santa Rosa's median slipped about 2% year over year, while its price per square foot rose about 3%.
One more number stands out in Healdsburg. The median asking price on active listings (about $2.1 million) is nearly double the median sold price. Many of the homes on the market are priced well above what buyers are actually paying, and those are the listings that sit.
Inventory and How Fast Homes Sell
This is where the two markets split.
Santa Rosa: A Fast, High-Volume Market
- 392 sales in Q3 2026, level with Q3 2025
- 449 homes went into contract, up 12.5% year over year
- About 2.9 months of inventory, down from 3.1 a year ago
- Homes sold in an average of 55 days
- Sellers got 99% of list price and about 97% of their original asking price
September was Santa Rosa's busiest month for new contracts in the last 15 months, with 172 pending sales. Active listings have ranged from 195 (December 2025) to 418 (July 2025) over that period, so even at its tightest, Santa Rosa gives you real choice.
Healdsburg: A Slower Market That Favors Buyers
- 53 sales in Q3 2026, down 17% from 64 a year earlier
- New listings up 25%, with an average of 135 homes for sale vs 111 a year ago
- About 8 months of inventory, up from 5.6 a year ago
- Homes sold in an average of 81 days
- Sellers got about 97% of list price, but only about 92% of their original asking price
That gap between original price and sale price matters. In Healdsburg, the typical sale closed about 8% below where the seller first listed. On a $1.2 million home, that's close to $100,000 of room. Six months of inventory is the usual line for a buyer's market, and Healdsburg is well past it.
There are early signs of a turn. September brought 28 pending sales in Healdsburg, the most in 15 months, and the homes that sold went for 100% of list price. Buyers are acting on well-priced homes. Overpriced ones are still waiting.
Healdsburg's inventory is also more seasonal. Active listings dropped to just 50 in January 2026, then climbed to 139 by August. If you want the most choice, look in summer and early fall.
Property Types and Home Styles
Santa Rosa sold more than 1,400 homes over the last 12 months, about eight times as many as Healdsburg's 175. If you want suburban neighborhoods, townhomes or condos, Santa Rosa is where you'll find volume.
Healdsburg is a different kind of search. Inventory skews toward historic homes near Healdsburg Plaza and larger vineyard and rural estates as you move out of town. You won't be scrolling through pages of similar listings. You'll be weighing a handful of properties that have little in common with each other, which is also why prices there swing so much from month to month.
Commuting and Transit Options
The drive between the two cities takes 19 to 21 minutes in normal traffic, almost all of it on US-101. For most people making that trip regularly, the highway is the whole story.
On transit, Santa Rosa has two SMART train stations today. Healdsburg doesn't have one yet. The $269 million SMART extension to Healdsburg is under construction, and passenger service is expected in late 2028. Until then, the nearest station for Healdsburg residents is in Windsor.
Air Travel and Regional Access
Charles M. Schulz - Sonoma County Airport is in Santa Rosa, which helps residents of both cities who would rather skip San Francisco or Oakland for regional flights.
Before you decide, drive the route at the hours you would actually be commuting. Fifteen miles sounds like nothing until you're sitting in it at the wrong time of day.
Shopping, Dining and Outdoor Access
Healdsburg's commercial life is centered on Healdsburg Plaza, which is walkable, local and built around restaurants, shops and tasting rooms. Santa Rosa runs bigger, with Downtown Santa Rosa, large shopping centers, grocery chains and the everyday services a city its size accumulates.
Neither is better. They're just different scales.
The Russian River runs right past Healdsburg, so kayaking, paddleboarding and swimming are local summer activities, not a road trip. Regional parks and open space are within easy reach of both cities.
Choosing Between the Two Cities
Santa Rosa is the easier way in. Prices are lower, inventory is deeper, and you're close to the airport and big-city services. The tradeoff is competition: well-priced homes sell close to asking, and you will have less room to negotiate.
Healdsburg costs more, but right now buyers hold more of the cards. More homes are coming up for sale than are selling, homes take longer to sell, and sellers are taking price cuts. If you have been priced out or outbid in Healdsburg before, this is a different market from the one you remember.
